CASE STUDIES & SOLD BUSINESSES
As a national business broker we sell businesses across a wide range of industries from village cafes to national construction companies via one of our specialist divisions. Please see below for a few case studies where we have helped our clients:
Diamond Place fish and chips, Newcastle
Fish and Chip Shop (Catering)
Leasehold – Marketing Price £75,000
£72,500 + Sav – Sold

Sale Requirement
Mrs Kirk had been running her fish and chip shop for almost 10 years and decided she wanted to retire. She contacted Swan Business Brokers for a free valuation and decided to put her business on the market straight away.
What did Swan Business Brokers do?
After agreeing on the best marketing strategy to use and opting for an ‘open sale’, we arranged 4 viewings within the first two weeks. Two of the viewings were from one of the (many) websites we advertise on and the other two were from our database of potential buyers.
Outcome
Mrs Kirk sold her business to a local entrepreneur who owned several other catering businesses in the town. The sale completed within 12 weeks of instruction, allowing Mrs Kirk to retire.
Liz’s Cafe, Nottingham
Cafe (Catering)
Leasehold Valuation – £30,000 + SAV
Sold Price – £26,750

Sale Requirement
Mr & Mrs Higgins had only bought the business 8 months ago and decided it wasn’t the right business for them. They were also having to contend with personal issues and decided they wanted a quick sale.
What did Swan Business Brokers do?
After discussing our client’s difficult circumstances with them, we targeted a sale within 2 months. We quickly went through our database of ‘hot’ buyers and managed to find a young entrepreneur who was looking for their first catering business.
Outcome
After arranging a viewing with our potential buyer, they made an initial offer of £25,000, which we negotiated to £26,750. They were a cash buyer and completed on the sale within 8 weeks of the initial instruction.
Eccles Accountancy practice, Sheffield
Accountants (Service) – Relocatable
Valuation – £350,000
Sold Price: £330,000

Sale Requirement
Mr Patel had owned his accountancy practice for over 30 years. He contacted Swan Business Brokers with the aim of retiring within 12 months. Mr Patel had met a number of business brokers over the years but never felt comfortable using any of them.
What did Swan Business Brokers do?
Mr Patel had worked hard on developing a loyal customer base which we recognised as the broker. We understood his concerns regarding confidentiality and discretely approached a large accountancy practice in the city that were looking to expand.
Outcome
Despite a complicated sales process we sold the business to the first company we approached. They were able to look after all of Mr Patel’s loyal clients and allowing him to retire with no transitional period. The process took 11 months – one month quicker than the timescale Mr Patel had set us.
Mercury Guesthouse, Leeds
Guest House – Freehold
Valuation – £475,000
Sold Price – £460,000

Sale Requirement
Mr & Mrs Richards had owned their boutique guesthouse in Leeds for almost 20 years and were looking to move back to the South Coast to be close to their family. They were not in a great rush and wanted to hold out for a premium price.
What did Swan Business Brokers do?
We arranged 5 viewings over a 6 month period and there were two interested parties from these viewings. After 2 weeks of extensive negotiation, Mr & Mrs Richards accepted an offer.
Outcome
Mr & Mrs Richards sold their guesthouse to a small chain of boutique hotels that were looking to increase their portfolio in the area. The process took 12 months from instruction and the sale price was significantly higher than the vendors had hoped for.
